Three Nearby Markets, Three Different Stories
Opelika, unincorporated Lee County, and Eufaula are all part of the broader East Alabama real estate market. However, their 2026 sales figures tell very different stories about buyer activity, home prices, and the time required to sell a property.
From January 1 through September 8, 2026, Opelika recorded more closed sales and a shorter average marketing period than during the same period in 2025. Unincorporated Lee County experienced fewer transactions, although activity remained above 2024 levels. Eufaula recorded fewer closings and substantially longer marketing times, even as its average sold price increased.1
These differences demonstrate why national housing statistics, or even regional averages, cannot adequately describe the market conditions facing an individual buyer or seller.
What Is Happening in the Opelika Housing Market?
Opelika produced the strongest sales-volume improvement of these three markets. The city recorded 456 closed residential transactions through September 8, compared with 421 during the same period in 2025.
| Opelika Market Metric | 2024 | 2025 | 2026 |
|---|---|---|---|
| Closed Sales | 453 | 421 | 456 |
| Average Sold Price | $376,000 | $388,634 | $383,962 |
| Average Days on Market | 64 | 58 | 55 |
| Resale Homes Sold | 234 | 226 | 250 |
| New Construction Sold | 219 | 195 | 206 |
Closed sales increased 8.3% from 2025, with resale transactions rising 10.6% and new-construction closings increasing 5.6%.
The average sold price declined slightly, from $388,634 to $383,962, a decrease of approximately 1.2%. Meanwhile, average days on market improved from 58 to 55.
This combination suggests that Opelika continued to attract buyers without experiencing a comparable increase in average transaction prices. More homes sold, and those that closed generally spent less time on the market.
For sellers, this does not guarantee that an aggressively priced home will sell quickly. For buyers, a relatively stable average sold price does not mean every neighborhood or price range experienced the same conditions.
What Is Happening in Lee County Outside Auburn and Opelika?
Unincorporated Lee County presents a different picture. Closed residential sales declined from 235 in 2025 to 210 in 2026, representing a 10.6% reduction.
| Lee County Market Metric | 2024 | 2025 | 2026 |
|---|---|---|---|
| Closed Sales | 182 | 235 | 210 |
| Average Sold Price | $358,755 | $393,781 | $385,804 |
| Average Days on Market | 56 | 69 | 64 |
| Resale Homes Sold | 122 | 136 | 130 |
| New Construction Sold | 60 | 99 | 80 |
Although sales declined from 2025, the county still recorded approximately 15.4% more transactions than in 2024.
The average sold price decreased 2.0% from 2025 to $385,804 but remained approximately 7.5% above its 2024 level. Average days on market improved from 69 to 64.
New construction accounted for much of the decline in transaction volume. New-home closings fell from 99 to 80, while resale closings decreased only from 136 to 130.
Unincorporated Lee County also contains a particularly diverse housing inventory. Homes on small subdivision lots may compete with rural properties offering acreage, workshops, agricultural uses, or different utility arrangements.
For these properties, location, land characteristics, road access, construction type, and property condition can have a substantial influence on value. Countywide averages should be considered background information rather than a substitute for carefully selected comparable sales.
What Is Happening in the Eufaula Housing Market?
Eufaula experienced the longest average marketing period of the three markets reviewed. The city recorded 57 closed residential sales through September 8, 2026, compared with 68 during the same period in 2025.
| Eufaula Market Metric | 2024 | 2025 | 2026 |
|---|---|---|---|
| Closed Sales | 74 | 68 | 57 |
| Average Sold Price | $272,081 | $240,881 | $279,428 |
| Average Days on Market | 144 | 127 | 190 |
Eufaula's closed-sale volume declined 16.2% from 2025, while average days on market increased from 127 to 190, an additional 63 days.
Interestingly, the average sold price increased approximately 16.0% to $279,428.
That increase should not be interpreted as evidence that every Eufaula property appreciated by 16%. With only 57 completed transactions, the average is especially sensitive to the particular mix of properties that sold.
Higher-priced waterfront properties, homes with acreage, and other atypical properties can influence the average substantially when the number of transactions is relatively small.
For Eufaula sellers, the longer marketing period makes initial pricing, property condition, ongoing maintenance, and regular market reviews especially important. Vacant properties may also require additional attention to security, insurance, and maintenance during an extended listing period.
How Do These Three Markets Compare?
| 2026 Market | Closed Sales | Average Price | Average DOM |
|---|---|---|---|
| Opelika | 456 | $383,962 | 55 |
| Unincorporated Lee County | 210 | $385,804 | 64 |
| Eufaula | 57 | $279,428 | 190 |
These figures demonstrate the considerable differences that can exist within a relatively small geographic region.
Opelika recorded increased transaction volume and shorter marketing times. Lee County experienced fewer transactions but remained ahead of 2024 sales levels. Eufaula experienced fewer closings and a substantially longer average selling period.
None of these statistics independently establishes whether an entire market favors buyers or sellers. That determination also requires current inventory, absorption rates, competing listings, and conditions within the relevant price range.
What Should East Alabama Sellers Consider?
Sellers should begin with recent comparable sales that reflect their property's location, size, age, condition, and competing inventory.
In Opelika, increased transaction activity does not eliminate the need for competitive pricing. In unincorporated Lee County, acreage, utilities, and property characteristics may require a narrower comparison. In Eufaula, longer marketing periods make carrying costs and regular pricing reviews particularly important.
Professional photography, accurate listing information, detailed property descriptions, and accessible video tours help buyers evaluate a home. However, marketing exposure cannot substitute for appropriate pricing and a property that meets buyer expectations.
What Should East Alabama Buyers Consider?
Buyers should evaluate each property against comparable homes rather than assume a regional average describes its value.
Review the property's pricing history, condition, financing requirements, and current competition. For rural properties, confirm utilities, access, land restrictions, and other characteristics that may affect ownership.
Days on market can provide useful context for negotiations, but a long marketing period does not automatically mean a seller will accept a substantially lower offer.
The appropriate strategy depends on the specific property, its competitive position, and the buyer's financial goals.
Frequently Asked Questions
Is Opelika, Alabama, a buyer's or seller's market in 2026?
Closed-sale figures alone cannot determine whether Opelika is a buyer's or seller's market. Through September 8, 2026, Opelika recorded 8.3% more sales than in 2025, while average days on market decreased from 58 to 55. Current inventory and absorption rates are also necessary to evaluate market balance.
Are Lee County, Alabama, home prices falling?
The average sold price in unincorporated Lee County declined 2.0% from 2025 to 2026 through September 8. However, the average remained approximately 7.5% above its 2024 level. Individual property values depend on comparable sales and property characteristics.
How long does it take to sell a home in Eufaula, Alabama?
Closed residential sales in Eufaula averaged 190 days on market from January 1 through September 8, 2026. Individual selling times can vary considerably depending on pricing, condition, location, and property type.
Why are nearby Alabama housing markets performing differently?
Buyer demand, available inventory, new construction, property types, affordability, and local employment patterns can differ between communities. A citywide or regional average may conceal substantial differences between neighborhoods and price ranges.
Real Estate Is Local
The 2026 results for Opelika, Lee County, and Eufaula reinforce an important principle: real estate decisions should be based on the market in which the property actually competes.
For buyers and sellers considering a move in East Alabama, understanding recent comparable sales, current competing inventory, and local market conditions provides a more useful foundation than relying on national housing headlines.
